A meaningful comparison includes foundations, services, transport, installation and finishes — not just a headline price per square metre.

A modular home price is useful only when its scope is clearly defined. Two quotations for a similar floor area can differ substantially even when both are described as turnkey. The gap is often created by foundations, services, glazing, equipment and site work rather than the frame itself.

What starts the estimate?

The first step is to define the building use, floor area and energy standard. A permanent residence needs a different envelope, services and windows from a seasonal cabin. Other cost drivers include:

  • building shape and number of storeys,
  • structural spans and glazing,
  • façade and roof finishes,
  • heating, ventilation and hot water systems,
  • transport distance and crane access,
  • ground conditions and foundation type.

A price per square metre is therefore a useful orientation, not a replacement for a site-specific estimate.

What should turnkey mean?

A well-structured proposal should state whether it includes the structure, insulation, façade, roof, windows, internal services and room finishes. It should also clarify design adaptation, foundations, transport, lifting, external connections, heating equipment and handover documentation.

An excluded item does not make the quotation poor. The important point is that the investor understands which costs remain outside the contractor’s scope.

The lowest headline price may not produce the lowest final cost

A lower catalogue price can require additional payments for transport, foundations, enhanced insulation or items included as standard elsewhere. Create a comparison table and mark every line as included, optional or client-supplied. Only the complete total can be compared fairly.

Information needed for a useful quotation

A modular building manufacturer can respond more accurately when provided with the location, planning information, required floor area, room schedule, finish standard, budget and target programme. A developed building design is not essential at the first stage; a clear brief and reference layout are often enough.

Conclusion

The cost of a turnkey modular home should always be reviewed together with scope, standard and site conditions. The safest proposal is not the one with the smallest first-page number, but the one that clearly describes the technology, responsibilities and total route to a usable building.
